How Much Does Pressure Washing Cost for Homes on the Mississippi Gulf Coast?

Discover what drives residential pressure washing costs in Mississippi, common pricing models, how to get accurate quotes, and how Coastal Exterior Cleanings sets fair and competitive rates.

Why Pricing Matters

When you hire a pressure washing company, cost is often your first question. You want to make sure you’re not overpaying — but you also don’t want a contractor cutting corners or using weak equipment. At Coastal Exterior Cleanings, we believe in transparency. That’s why we’re answering the big question: how much should residential pressure washing cost — especially here on the Gulf Coast.

What Affects the Cost of Pressure Washing

Several key factors influence how much you’ll pay:

  • Square Footage / Surface Area: Larger homes, long driveways, or large patios = more labor and materials.

  • Type of Surface: Concrete, vinyl siding, wood, brick, or roof surfaces all clean differently.

  • Condition of the Surface: If there’s heavy grime, algae, mold, or oil, it takes more time + stronger cleaning agents.

  • Accessibility & Height: Two-story homes, high gutters, or tight corners increase time and risk.

  • Cleaning Method: Soft washing (low pressure + chemicals) vs high-pressure washing.

  • Local Demand & Labor Costs: On the Mississippi Gulf Coast, costs can reflect local business rates + materials.

Typical Residential Pressure Washing Pricing

Pricing usually depends on components like: size of the home, time to complete the cleaning, and materials needed to complete the job. Below is the price guide that we follow for pricing a residential property.

  • So for a house wash we typically like to start a base rate of $250 for a Soft Wash of a ONE story home that’s around 1,000 sqft. - 1,500 sqft. $100 per additional story or if the home exceeds square footage in 1,000 sqft increments.

  • Front and back patios/porches depends on time to move outdoor furniture/accessories, then we factor in the time to complete the patios/porches the price starts at $25-$75 per patio/porch.

  • Front and back walkways prices are included in the priced* driveway, when the walkway exceeds 25ft the price starts at $25-$100.

So for a driveway Pressure Washing we typically like to start a base rate of $200 for a standard 2-4 car driveway, for a 6-8 car driveway the price starts at $300, when a driveway exceeds these measurements the price varies from $300-$1,000.

Why Coastal Exterior Cleanings LLC’s Pricing is Fair and transparent

At Coastal Exterior Cleanings, here’s how we approach pricing:

  • We don’t guess. We measure in person — so we know exactly how much surface area we’re cleaning.

  • Flexible pricing models:

    • Per square foot for most exterior surfaces.

    • Flat rate for common jobs (driveways, patios, simple siding).

    • Hourly rate for complicated or hard-to-reach jobs.

  • Realistic minimums: Even small jobs require fuel, labor, and the right amount of chemical — so we set a fair minimum to make sure the job is done right. (Typical industry minimum is $150–$400, depending on size + complexity.  )

Local expertise: Because we’re based on the Mississippi Gulf Coast, we understand coastal issues like salt air, algae, humidity. That means we use the right cleaning agents and techniques, which saves time and protects your property.

How to Get a Accurate Quote for Your Home

Here’s how to make sure the company you call (or us) gives you a fair price:

  1. Take photos or measurements — Especially for large surfaces, roofs, or tall homes.

  2. Ask for a breakdown — Request that cost is broken into surface wash, walking paths, driveways, gutters, etc.

  3. Insist on transparency — Ask how they price (sq ft, hourly, flat) and whether the quote “includes everything.”

  4. Compare at least 2–3 companies — But don’t just go for the lowest bid: quality + reputation matter.

  5. Talk about scheduling — Sometimes a mid-week, off-peak time can save you money.

Why Investing in Professional Pressure Washing Pays Off

  • Protects your investment: Cleaning algae, mold, and salt buildup prevents premature siding, brick, or trim damage.

  • Boosts curb appeal: Clean exteriors = higher property value, more visually appealing home.

  • Avoids damage: Professionals know the correct pressure + chemicals. Avoid DIY mistakes that can damage siding, wood, or masonry.

  • Saves time & risk: Climbing ladders + handling detergents is risky — professionals bring safety + efficiency.

FAQs

Q1: Can I pressure wash my house myself?

Yes, but it comes with risk. Most DIYers underestimate how much time, skill, and correct detergent is needed. Plus, improper technique can damage siding or landscaping.

Q2: Do I need soft washing instead of pressure washing?

If your home has algae, mold, or delicate siding (vinyl, stucco), soft washing (low pressure + detergent) is often safer and more effective. Pressure Washing is typically used for hard and tough surfaces like: concrete, brick and motor, and cement surfaces.

Q3: Will pressure washing/ soft washing harm my plants?

Not if done correctly. We use a chemical called Sodium hypochlorite at a high concentration percent 12.5% which if applied directly without dilution will kill your plants and harm animals but with many years of experience we understand the correct ratios and diluting methods to safely clean your home. With a 3 step process: rinse and saturate the home and perimeter and all plant life, do the cleaning process , then rinse thoroughly, and take care to minimize overspray.

Q4: How often should I pressure wash my home?

On the Gulf Coast, once per year is often ideal. But if you have heavy algae, salt, or mold conditions, it could be every 6–18 months — we’ll tailor the recommendation to your property.
